Summary
London & Continental Railways Ltd (LCR) and Lend Lease Group (LLG) are jointly undertaking the construction of International Quarter Mixed-Use Community (TIQ) project in London, the UK.

The project involves the construction of mixed-use community. It will be constructed in phases.

First phase, known as "Glasshouse Gardens", includes the construction of 17 and 35-story residential towers comprising 333 apartments.

Second phase will include the construction of office buildings on 37ha area with building S5 includes a 47,845m2 headquarters facility for the Financial Conduct Authority (FCA); building S6 includes a 24,619m2 Transport for London Building and a 1,858m2 of space for shops and restaurants; building S4 includes a 21-story, 74,848m2 of commercial space and 604m2 of retail space.

It also includes construction of 10-story fourth office building (building S9) with 26,012.85m2 of new workspace

The project also includes the construction of a 25,548m2 hotel, an administrative space, a swimming pool, sports facilities, access roads, childcare and community facilities, parking and related facilities.

Gillespies Landscape Architect has been appointed as the landscape architect; Arup as the master planner; Buro Happold as the infrastructure consultant; Quod as the planning consultant; Jones Lang LaSalle and BNP Paribas Real Estate the joint leasing agents for the office element; BDP Architects, Gensler, Pringle Brandon Perkins+Will, TP Bennett and Woods Bagot as the plot architects for the project.

The partnership has received European Commission clearance.

Arup, Curtins Consulting, Ramboll have been appointed as the Structural engineers while BDP, Foreman Roberts, Grontmij, Hoare Lea as the Mechanical & Electrical (M&E) Engineers.

Rogers Stirk Harbour + Partners has been appointed as architect, Pringle Brandon Perkins+Will as interior design consultants and Cilantro Engineering as MEP consultants for FCA headquarters building.

Lend Lease's in-house division is undertaking the construction works.

In July 2014, construction activities are commenced on the first phase.

In November 2014, Prater was awarded a contract by Lend Lease to supply and install Schüco aluminum windows and doors together with GRC rainscreen including an insulated solid back-up wall for the development of two residential blocks.

In March 2015, LCR and LLG secured planning approvals for the second phase.

In May 2015, Transport for London (TfL) signed a pre-let agreement for the first office building.

On September 15, 2015, construction works commenced with groundbreaking ceremony on FCA headquarters building.

In November 2015, topping-out ceremony was held on the first phase.

In October 2016, received approvals for building S4 from London Development Agency.

In January 2017, topping up ceremony was held for the building S5 (FCA building).

On March 30, 2017, LLG secured planning approval for the building S9 from London Development Agency.

In May 2017, construction work on the first phase "Glasshouse Gardens" completed.

Construction is underway for S5, S6 and S9 office buildings and LCR and LLG are in the process of selecting a joint venture partners to fund the buildings including S2 and S4 with 55,741m2, S10 with 21,367m2, S11 with 13,006m2 and S3 with 41,806m2 of office space.
